IHG Hotels & Resorts acquires Ruby, a premium urban lifestyle brand, expanding its portfolio to 20 brands with plans for global growth in key cities and new markets.

IHG Hotels & Resorts has acquired the Ruby™ brand and related intellectual property from Ruby SARL for an initial €110.5m (~$116m). Ruby, a premium urban lifestyle brand, caters to modern travelers with stylish, space-efficient designs and a flexible concept, making it highly scalable globally.

Founded in 2013, Ruby operates 20 hotels (3,483 rooms) across key European cities, with 10 more in the pipeline (2,235 rooms) set to open in Edinburgh, Marseille, Rome, and Stockholm within three years.

As IHG’s 20th brand, Ruby strengthens the group’s presence in the ‘urban micro’ hotel segment, known for high entry barriers and space constraints.

Its rapid growth is evident in a 26% net system size CAGR over five years, with a strong track record in conversions, including adaptive reuse of office spaces. IHG plans to expand the brand beyond Europe, with U.S. development expected by year-end.

Ruby hotels will benefit from IHG’s global distribution, technology, and IHG One Rewards loyalty program. IHG aims to grow the brand to over 120 hotels in the next decade and more than 250 in 20 years, capitalizing on increasing demand in the urban micro sub-segment.

CEO Elie Maalouf emphasized the acquisition’s alignment with IHG’s strategy of expanding in high-growth segments, leveraging its expertise in brand internationalization.

Ruby Group’s CEO, Michael Struck, highlighted IHG’s strength in brand integration and expansion, positioning Ruby for significant growth, particularly in the adaptive reuse market.

Financially, IHG anticipates franchise fees of $8m in 2028 when all 30 existing and pipeline hotels are operational, rising to over $15m by 2030 with further expansion.

The seller retains operational control of existing and future hotels under individual franchise agreements with IHG, paying brand royalty and System Fund fees. Performance-based payments of up to €181m ($190m) could be made in 2030 and 2035, depending on the number of Ruby-branded rooms managed by the seller.

IHG expects to integrate all 20 existing Ruby hotels by March 2026, adding approximately 0.3% to its global system size, with the pipeline hotels contributing another 0.2%. Integration costs of around $10m are anticipated, with breakeven expected in 2026 and profitability growth thereafter.
