Four Seasons, a global leader in luxury hospitality, has announced plans to transform a beachfront property at Hinitsa Bay, Porto Heli, Greece, into a luxury resort and private residences in collaboration with Hinitsa Bay Holdings.
The new Four Seasons Resort and Residences Porto Heli will redefine the Mediterranean luxury experience, blending the brand’s signature service with the area’s natural beauty.
The redevelopment spans a 75-hectare (185-acre) estate featuring 3.25 kilometers (2 miles) of coastline. The resort will offer 80 guest rooms and suites, 30 bungalows, and branded residential villas, providing guests and residents with direct beach access, scenic walking trails, and a seamless connection to Porto Heli’s vibrant town center.
Amenities will include a multi-sports center, pools for all ages, meeting spaces, and distinct dining venues, such as beachfront and all-day restaurants.
The Spa, nestled within 1.3 hectares (3.25 acres) of lush gardens, will integrate nature into its design, featuring over 18 treatment rooms, a thermal suite, fitness facilities, and a salt pool, creating a serene wellness retreat. Dining options will highlight diverse flavors, ensuring a refined culinary experience.
Bart Carnahan, Four Seasons President of Global Business Development, praised the project as a new chapter for Porto Heli, while Hinitsa Bay Holdings Chairman Paul Coulson emphasized the commitment to enhancing the area’s character with Four Seasons’ hallmark of excellence.
Porto Heli, once a quaint fishing village, is now a premier summer destination known for its idyllic beaches, vibrant nightlife, and proximity to cultural landmarks like the Ancient Theater of Epidaurus and the islands of Spetses, Hydra, and Poros. Its luxurious villas, turquoise waters, and accessibility from Athens—via a short drive, ferry, helicopter, or private boat—make it an ideal location for the new resort.
Four Seasons Resort and Residences Porto Heli will join the brand’s growing presence in Greece, including the acclaimed Four Seasons Astir Palace Hotel Athens and the upcoming Four Seasons Resort Mykonos, set to open in 2025. The project also reinforces Four Seasons’ leadership in branded residences, offering bespoke hotel services and amenities tailored to discerning homeowners.
Hinitsa Bay Holdings, owned by the family of Paul Coulson, also manages the AKS Porto Heli Hotel, further cementing the family’s deep ties to the area. This ambitious redevelopment will enhance Porto Heli’s status as a world-class luxury destination.
