Marriott International has signed a major multi-property agreement with VERKEHRSBUERO HOSPITALITY to bring five new hotels to Austria, including the anticipated debut of Four Points Flex by Sheraton in the country.
The deal will add over 1,100 rooms across Marriott’s Tribute Portfolio, AC Hotels, and Four Points Flex brands, marking a strategic expansion of its presence in the Austrian market.
All five properties will be converted from existing Austria Trend Hotels, operated by VERKEHRSBUERO HOSPITALITY, and are expected to roll out between 2025 and 2026.

This move underscores Marriott’s growing emphasis on conversion-friendly growth and its commitment to expanding in key European markets, particularly in the affordable midscale segment.

The breakdown of the conversion plan is as follows:
- Austria Trend Hotel beim Theresianum → Four Points Flex by Sheraton Vienna Hauptbahnhof (Q3 2025)
- Austria Trend Hotel Salzburg Messe → Four Points Flex by Sheraton Salzburg Messe
- Austria Trend Hotel Anatol → Four Points Flex by Sheraton Vienna Mariahilf (2026)
- Austria Trend Hotel Ananas → dual-branded Four Points Flex by Sheraton Vienna Naschmarkt and AC Hotel by Marriott Vienna Naschmarkt (post-renovation)
- Parkhotel Schönbrunn → Tribute Portfolio hotel near Schönbrunn Palace
Martin Winkler, CEO of VERKEHRSBUERO, called the deal a major step in strategically expanding the company’s hotel portfolio, combining VERKEHRSBUERO’s operational expertise with Marriott’s global brand power to deliver enhanced guest experiences.
This development brings Marriott’s Austrian footprint to 26 properties, bolstering its diverse brand lineup in the country, which already includes The Ritz-Carlton, Le Méridien, Autograph Collection, Moxy, Courtyard, and Residence Inn, among others.
The partnership aims to drive sustainable growth and international visibility, particularly through brands that cater to modern, value-conscious travelers.
